Parking for residents only, no storage of unregistered vehicles. Appliances are on loan to Tenant and to be returned in similar condition. Late rent fee shall be 4% of rent due. Discount available for rent paid before the due date. Bad check fee shall be $35. Landlord shall have right of entry with 24 hours notice. Police calls by neighbors to complain of ‘partying’ is to be considered cause for immediate Notice to Quit (eviction). Tenant shall notify Landlord of needed repair and allow for reasonable time for such repairs to be made and shall not withhold rent unless breach of Warrantee of Habitability exists. Landlord’s insurance will not cover Tenant’s possessions. Unless Landlord or Landlord’s agents have been grossly negligent, Landlord shall not be liable for injury or damage to Tenant, Tenant’s family, guests, agents, employees or goods and shall be held blameless in such circumstances.
