Tenant shall notify Landlord of needed repair and allow for reasonable time for such repairs to be made and shall not withhold rent unless breach of Warrantee of Habitability exists. Landlord’s insurance will not cover Tenant’s possessions. Unless Landlord or Landlord’s agents have been grossly negligent, Landlord shall not be liable for injury or damage to Tenant, Tenant’s family, guests, agents, employees or goods and shall be held blameless in such circumstances.
